When do I need a survey?

A survey is normally undertaken when a property is being purchased or there are defects which require professional advice.

What type of survey can I have?

There are two main types of inspection: The RICS Homebuyer Report or The Building Survey.

What is a Homebuyer survey?

The inspection covers all accessible parts of the property and is recommended for modern properties (post - 1950's) or those that are in excellent condition. The report is brief and concise and each element is given a condition rating according to any defects found.

What is a Building survey?

Like the Homebuyer Survey this inspection covers all accessible parts of the building. This inspection is more detailed and is suitable for all types of property including Listed buildings, reposessions and those in need of refurbishment. The report is detailed and written in a style devised by Monaco Surveyors.

Will photographs be included?

Photographs will not normally be included in a Homebuyer Survey unless the surveyor deems it necessary to assist the reader when describing a particular defect. The Building Survey includes photographs as standard where they are felt to be of benefit to the reader.

How long before I get my report?

Once instructed, Monaco Surveyors will carry out the inspection as soon as possible. Reports are normally turned round in 48 hours. Therefore, Monaco Surveyors request payment upfront in order to maintain these turn around times.

Can I have a survey if I am not buying a property?

A survey can be undertaken at any time and whether the property is being purchased or not. However, permission will be required from the selling agent or homeowner before a surveyor can gain access. This is usually done through the selling agent and we will arrange this on your behalf.

How is the contract arranged between the surveyor and client?

All instructions for a survey will be taken over the phone or via email. A letter of confirmation is then sent out together with the Terms and Conditions for your chosen survey. These must be read, signed and returned to Monaco Surveyors before the report is released.

How do I pay?

Payment can be made by cheque, BACS transfer or by debit / credit card over the phone.

What if I do not understand the report?

Although a survey is a technical document, Monaco Surveyors tries to avoid the over use of technical words or phrases to make for easy reading. A diagram showing the different parts of the property will be included with the report document. Any other questions can be addressed by contacting the individual surveyor which you are encouraged to do.
